This is a remodel, tenant improvement, and renovation of a three-story historical medical office building from the 1950’s. Boulder Associates provided architectural services for the interior remodel of the existing building, while Fisher Design Company provided interior design services. The 9,260 s.f. new outpatient clinic houses Pacific Neuroscience Institute (PNI), including ENT clinical space, neurology, and ophthalmology. The facility features state-of-the-art equipment and consultation rooms, allowing the institute to provide high quality care to patients.

Designated as a historic city landmark by the City of Santa Monica, creative solutions were needed to provide a refreshing renovation while restoring the original aesthetic of the art deco styled building. To meet updated accessibility needs, the team created a secondary entrance to preserve the original main entrance on the street. Great effort was made to preserve original materials such as salvaged and reused windows and original terrazzo floor and ceiling materials in the lobby. As a result of the preservation efforts, the project received the Preservation Award for Historic Rehabilitation by the Santa Monica Conservancy.
